Selling

It depends on the property and the market, but our discreet, registered-buyer approach often finds a purchaser before a listing ever needs to go fully public. A straightforward sale can complete in a matter of weeks once a buyer is agreed; more particular properties may take longer to find the right match.

Yes — it's a large part of what we do. Many instructions are introduced quietly to our registered buyers first, with wider marketing only if you want it.

It's a helpful starting point, calculated from our current sales activity in similar areas and property types — but it isn't a substitute for a valuer visiting in person. We'd always recommend a proper valuation before making any decisions.

Our fees depend on the property, its value and the level of service required. We'll always agree this with you in writing before any instruction begins, with nothing hidden.

Lettings & the Guaranteed Rent Scheme

We agree a fixed monthly rent with you in advance. That amount is paid to you every month, on time, regardless of whether the property is tenanted or whether a tenant has paid us — we take on that risk so you don't have to.

Under the Guaranteed Rent Scheme, that's our risk to manage, not yours. You continue to receive your agreed monthly payment while we handle the situation with the tenant directly.

Every applicant is referenced for income, employment, right to rent, and previous landlord history before any tenancy is agreed.

Rent collection, routine maintenance and repairs, compliance certificates (gas, electrical, EPC), periodic inspections, and being the day-to-day point of contact for your tenant — so nothing lands on your desk unless it needs your decision.

Development

From single conversions to larger multi-unit schemes — period buildings suited to refurbishment, and sites with potential for new build, across the areas we cover.

We work alongside your existing professional team — or can introduce trusted contacts — covering appraisal, positioning and disposal strategy, through to marketing the finished homes for sale or to let.

Preparing to sell.

  1. Gather your paperwork — title deeds, EPC, any planning permissions or building regulations certificates.
  2. Deal with small repairs first — a fresh coat of paint and fixed niggles help first impressions.
  3. Declutter and depersonalise the main rooms so buyers can picture themselves living there.
  4. Have your ID ready — proof of identity and address is required for anti-money-laundering checks.
  5. Think about timing — chains, school terms and your own onward move all affect the best time to list.
  6. Ask us for a valuation before you commit to a price, so it's grounded in current evidence.
  7. Decide how discreet you want the sale to be — off-market first, or full open marketing from day one.
  8. Line up a solicitor early — a conveyancer instructed in advance can save weeks later.

For landlords

Preparing to let.

  1. Check your mortgage allows letting — most lenders require consent or a buy-to-let product.
  2. Arrange a current Gas Safety Certificate, EICR (electrical) and EPC before marketing begins.
  3. Decide on furnished or unfurnished, and what's included as standard.
  4. Consider the Guaranteed Rent Scheme if a fixed, dependable income matters more to you than market flexibility.
  5. Set aside a deposit protection scheme — all deposits must be protected by law.
  6. Think about management — full management, or a lighter-touch tenant-find-only service.
  7. Have landlord insurance in place before the tenancy begins.
